Telereal Trillium has completed the sale of Ewing House in Brentwood to Sheen Lane Developments for £6.1m.
Ewing House is a self-contained six storey building comprising three ground floor retail units and five upper floors of open plan office space, which was previously let to British Sky Broadcasting Group (BskyB).
The building occupies a prime location in the town centre and close to Brentwood train station, which is to offer enhanced transport links into London when Crossrail is brought into service in 2021.
Telereal Trillium purchased the building in 2015 and received planning consent from Brentwood Borough Council in 2017 to convert the upper floors of the building into 40 studios and apartments. In addition, via a planning appeal, an additional 10 apartments via a two-storey extension and improvements to the external appearance were approved in January 2019. Following BskyB’s vacation, the property was stripped out ready for works to commence on the redevelopment of this site.
James Bradbury, Senior Development Manager at Telereal Trillium said:
“Ewing House has been a successful investment in our portfolio, and we are now pleased to have sold the development opportunity to Sheen Lane Developments who will now deliver this development. Brentwood is a location that will continue to thrive as Crossrail becomes operational. The building is extremely well positioned and is ready for them to commence works to deliver much needed new housing in this location.”
Andrew Cooper at Sheen Lane Developments, said:
“We are delighted to have completed the acquisition of Ewing House. Brentwood is a very desirable commuter town and the proximity of Ewing House to both the Crossrail station and the High Street will make this a very attractive prospect for first time buyers and investors.
