Sumptuous townhouse showhome unveiled at prime Edinburgh residential development

17 June 2015

A sumptuous townhouse show home has just been unveiled at Woodcroft, the new prime residential development taking shape in the heart of the Grange, a highly sought-after conservation area on the south side of Edinburgh.

Already, over 60% of first release sold off plan.

Such is the desire from discerning buyers looking to secure one of the ‘must have’ properties at this exclusive location, that 20 homes out of 33 in the first release of three phases at Woodcroft, including two top of the range penthouses, have sold already off plan ranging in price from £430,000 to £1m.
It’s easy to see why Woodcroft is proving so popular. With an entrance to the development off Clinton Road and enclosed by a large walled garden containing many mature trees, this really is a lovely, leafy, secluded and secure 4.9 acre prime location with ample parking and undoubtedly, one of the capital’s top addresses.
Indeed, Woodcroft is arguably the most significant residential development currently underway in the capital.
Woodcroft is being created and delivered by top end developers, Queensberry Properties and their joint venture partners Telereal Trillium in partnership with top architectural practice Michael Laird Architects and Rettie & Co, one of Scotland’s leading estate agencies.
When complete, the development will provide a collection of 24, three-storey four-bedroom townhouses offering bespoke family accommodation ranging in size from 2,100 sq. ft. to 3,400 sq. ft, each complete with its own private garden.
In addition, a mix of 57, one and two-bedroom contemporary apartments will also be available for sale, as well as a number of impressive three-bedroom penthouses. The majority of apartments vary in size from 1,300 sq. ft to a 2,200 sq. ft with many featuring balconies or terraces– perfect for enjoying Woodcroft’s leafy surroundings. Naturally, there is lift access to all apartments and penthouses and secure entry systems to ensure peace of mind.
High-quality natural materials, including stone, zinc cladding, timber and glass, are being incorporated throughout Woodcroft, with the design and layout of the development having been carefully considered so that all of the properties blend in beautifully with their established, tranquil setting.

Inspirational and elegant show home

The new townhouse show home sits near the cobbled Clinton Road entrance and incorporates over 2,500 sq ft of floor space on three levels.

Entering the solid front door on the ground floor into the downstairs hallway, visitors will find a study, cloakroom and the magnificently equipped luxury kitchen/living room by Leicht with a host of integrated Siemens appliances including stainless steel oven and microwave, induction hob, fridge/freezer, dishwasher, warming drawer and under counter wine cooler. The attractive and large living room/dining area offers plenty of space for entertaining and has access through sliding doors to the secluded rear garden and patio area. There’s also a separate utility room with access to the garage.

The hall stairway, with its solid oak banister, leads up to the first floor where you’ll find two of the property’s four bedrooms both featuring floor to ceiling windows. The beautifully finished family bathroom featuring Villeroy and Boch white sanitary ware and Hans Grohe taps and shower fittings, is also located on this floor as is the superb and extensive lounge with its feature focal gas fire with quartz surround and access through sliding doors, to a sizeable balcony, ideal for socialising with family or friends guests on a balmy summer’s evening.

Moving up again to the second floor via the bright stairwell with light flooding in from the glass window in the ceiling recess, here you’ll find the second bedroom and the massive master bedroom. Both have magnificent en suites, again featuring white sanitary ware by Villeroy and Boch and fittings by Hans Grohe, with the master en suite also boasting a magnificent free standing bath. Of course, no master bedroom to his level of opulence would be complete without its own dressing area and its own private walk on balcony.

The interior styling of the new show home was created by London based interior design firm, Hudson & Mercer.

Founder and managing director, Sam Chapman, said: “Although the house is brand new and a contemporary design, we wanted to show that actually these properties can accommodate quite a mixed collection of furniture, artwork and accessories. People don’t throw away their favourite things because they move, so it’s important that we demonstrate that a variety of pieces can fit within this contemporary context.

“We always mix and match new furniture with custom made or antique pieces and we tend to be comfortable mixing different periods as you can see with some of the mid-century furniture and lighting at Woodcroft.

“Hudson & Mercer has a reputation for designing homes that are not only luxurious but are also comfortable and practical; we want our clients to be able to 'dress up' or 'dress down’ their homes accordingly and with this show home, we like the idea of visitors feeling at home and not actually wanting to leave!”

Hazel Davies, sales and marketing director of Queensberry Properties said: “We are absolutely delighted with our new show home at Woodcroft. The interior design team has created a series of spacious, sophisticated and elegant interiors that provide a perfect backdrop to both contemporary and antique furniture.

“The show home, like all properties at Woodcroft has a wonderful feeling of space and light and boasts the style, presence and quality found in the best international developments thanks to stunning, fashionable designs, which feature the dramatic use of large quantities of glass, and modern, open-plan layouts.

“All the homes are full of inspirational and elegant touches – from designer tiling and raindance showerheads in master en-suites, to beautifully crafted kitchens. There is also a range of customisable options available, so you’ll be able to put your own unique signature on your new home”.

To view the Woodcroft show home, please visit the development which is open Thursday to Monday, 11.00am to 5.30pm. Prices of the remaining properties on the first phase range from £270,000 for a one-bedroom apartment to £755,000 for a four-bedroom townhouse. A further release of townhouses is expected shortly.
