Telereal Trillium is pleased to announce the start of works which will see a former government office in Balham transformed into a modern apartment building housing 84 new homes.
Irene House, a 1940s office block formerly occupied by the Department for Work and Pensions (DWP), resides in a prominent position on Balham High Road next to the Grade II listed church of St. Mary & St. John The Divine and a stone’s throw from Balham Underground Station. Vacated in March 2020, the building will now be converted into 77 apartments with an additional seven apartments created in a roof extension.
Telereal Trillium secured planning approval for the conversion of the existing building into 77 apartments in May 2018 under permitted development rights (PDRs). The additional seven units and associated CIL contributions were given the green light on the 23rd April 2020 when councillors from Wandsworth Borough Council took part in one of the first virtually held full planning committee meetings in London.
The apartments, which are set to be made available to purchase at an average price of c.£400k in October this year, will provide a mix of new homes in a very popular area for first-time buyers and young professionals. The majority of the accommodation will comprise studio apartments as well as 1 and 2-bedroom apartments. The range and size of the units represents a different offer for Balham and will open up more affordable opportunities for first-time buyers to enter the property market, particularly with the assistance of the government’s Help to Buy scheme.
Designed by Jigsaw Interior Design, the interiors follow’s the art deco theme of the building to deliver a distinctive transformation of this long-standing building, and amenities will include a resident’s club house with private dining and work space facilities.
