Driving value through capital projects and life cycle maintenance

Each year we plan and manage the delivery of over £100m of capital projects in order to meet the business needs of our customers and to ensure the long term performance of our built estate.

The projects undertaken range from high volume life cycle replacement works through to complex building services renewals, major refurbishments, fit-outs and national programmes of work supporting business change.

From the outset, we work to clear project briefs and advise on the most appropriate project design and delivery routes, balancing the need for speed with cost certainty. Where required, we are able to develop estate strategies and prepare business cases to support decision making and approvals processes. We focus upon the efficient management of projects and programmes, removing from our clients the burden of interfacing with the complexities of the construction industry. We have an established design and construction supply chain to help drive best value and provide certainty in delivery. Where it is beneficial to the client, we can contract direct with designers, contractors and suppliers, thereby enabling the reallocation of project risks.

Our Capital Investment Team has an enviable track record in planning and managing life cycle replacement programmes across a national estate of offices and specialised properties.

Using data capture templates, properties are inspected to assess the condition of each building component and identify the predicted level of life cycle replacement needed to maintain the building fabric over a period of years. Analysis of the data collected enables forward replacement strategies to be developed and informs the optimum maintenance approach. Risk analysis enables replacement works to be prioritised and business cash flows to be smoothed. The life cycle plans additionally help to support and promote estates strategy decision making.
